This granny flat was converted from a rendered brick pergola into a stunning 1×1 retreat. No wonder we are known as the granny flat design expert and builder in the south west.

Who says granny flats have to be boring and pokey? (Not this granny flat design builder in the Margaret River region!)

As featured on Houzz, this stunning 1×1 granny flat was converted from an existing structure in the back yard to a stylish and functional home-away-from-home for the property-owner’s parents… Prepare to be amazed!

Project: 70m2 1 bed 1 bath granny flat with high-quality finishings, innovative design details, and spacious living and outdoor entertainment areas.

It began with a phone call from Tony (the father of the property owner), and an instant rapport developed as Tony explained his situation — he and his wife visit their daughter in Margaret River every year, but the time had come to create a separate space to give her and her family some privacy.

Tony envisioned a plan utilising a closed-in brick pillar pergola adjacent to the existing garage. Given they visit for three months at a time, the plan was a little more “luxury” that the standard granny flat — so the whole place needed to be custom-built all the way.

No problem. To help them along, Gav finalised designs that embraced Tony’s ideas, got them through Shire planning, and even agreed to build on a cost-plus basis.

We are proud to say that this is another project where Leimac Building helped our clients hit their estimated budget on target.

Features include:

• a raised ceiling, tailor-designed to Tony’s vision,
• designer wood fire,
• up-market finishings and solid timbers,
• polished concrete floor,
• tailor-made kitchen bench / dining table,
• his-and-hers wardrobes in the bedroom,
• ducted air-conditioning (even with an outlet to the bathroom).

This 1×1 granny flat was constructed using the bones of the old garage as a starting point.

The porch is built with hardwood, and wraps around to include an outdoor entertaining area

Broad, flat steps are an elegant way to bring comforatable and function to split levels.

The porch is lined with cedar and fixed with LED downlights

The master bedroom is spacious and stylish…

… and features his and hers wardrobes

… and affords a beautiful view to the garden.

We love helping out clients make small (big) differences to their bathrooms, such as a built-in seat / shaving shelf and recessed shelf for bottles.

The front door is an oversized feature door

The couple opted for a more spacious living area rather than compromise iwth a second bedroom

The living area is open plan with the kitchen and dining areas

The living area can be heated with the ducted air conditioning, or with the designer wood fire

The north-facing windows allow the winter sun in to warm the polished concrete floors in the lounge area, saving on heating bills.

The layout lets the occupants watch TV, or the fireplace, or the view outside.

To save space, we built this kitchen bench / dining table combo in line with Tony’s vision
